Guide to Rentals in the Hudson Valley

When you start looking for a rental in the Hudson Valley you will have a variety of options to choose from. We have outlined a list of rental and management types for you to consider:

1) Private Landlord - Typically found in single family homes, condos and townhouses owned by individuals, private landlords tend to be a much more relaxed style of renting a home. The pros to this type of management setup usually include more flexibility in lease terms and potentially lower rental prices as compared to large management based properties since there is less overhead.

A possible downside to renting through an individual landlord could be a longer wait time to address repairs/maintenance since most private landlords do not have a dedicated maintenance staff.

2) Management Companies - Management companies offer a very cut and dry approach to renting a home. You fill out the rental application, pay any applicable fees (background check etc.) and choose a unit that suits your needs. Depending on the health of the rental market, prices may be negotiable but more often than not they are set in stone. Management companies are typically only found in large multifamily buildings with more than five units being managed.

Management companies do have many upsides including a full time maintenance staff to address apartment repairs and maintenance and managed communities often have more community amenities like a swimming pool, tennis court and fitness center.

Here are the best ways to locate rentals:

Use a Real Estate Agent - Far from just handling home sales, real estate agents have access to a vast inventory of rentals available through the MLS. Using a real estate broker can make your rental search a much shorter, less stressful endeavor as they will handle the locating of potential rentals, scheduling appointments to view rentals, negotiate on your behalf and handle final paperwork required when leasing a home.

There is a fee associated with using a real estate broker which is typically in the amount of one month’s rent.

Newspapers and Online Classifieds - Newspapers and online classifieds (i.e. craigslist) are still one of the best ways to locate “off the radar” properties promoted by DIY motivated landlords. The downside to this style of searching is that it requires much more legwork on behalf of the renter and it is rare to see photos or extensive details on the rental before viewing.

Also, most online classifieds only offer a “shotgun” approach to searching for rentals with few, if any, ways to search for a specific type of rental.

Apartment Search Engines - Apartment search engines like Apartments.com will take a lot of the legwork out of finding a specific type of rental with detailed search options like number of bedrooms, style of home and apartment amenities (i.e. dishwasher, air conditioning). Additionally, search engines like the one above will distinguish between private landlord rentals and management company based rentals.
